Where we come from

Hi, I'm Blerim. I run Dulwich Landscaping Co. and Dulwich Building Co with my brother Eri. My brothers and I moved to the UK from Albania fifteen years ago and started a building business out of a transit van and a bit of stubbornness. Today our work is concentrated entirely in South East London — East Dulwich, Dulwich Village, Herne Hill, Camberwell, Peckham, Forest Hill — within a few miles of where we live.

How Dulwich Landscaping Co came about

For years we've been building extensions, lofts and side-returns across South East London. And almost every job ends with a garden project. Once the house is finished, the garden is nearly always the nect priority. What started as 'we'll just relay the patio and tidy up the lawn' grew, on dozens of jobs, into something bigger. Clients asked for garden rooms to match their new extensions. A built-in BBQ where the old shed had been. A new boundary wall to replace the panel fence. In 2026 we hired a dedicated landscaping crew and set up Dulwich Landscaping Co as a proper trading arm of Dulwich Building Co. Ltd. We don't do garden design ourselves — we build to your design or a designer's plan, and can introduce you to the garden designers and landscape architects we work with regularly across South East London.

What we believe a garden job is

Most people think landscaping is what you can see — paving, plants, a bit of furniture. It isn't just that. The visible bit is the last twenty percent. The first eighty is groundworks. Sub-bases. Drainage. Foundations. Edge restraints. Hidden brick courses. The bits you'll never see and never think about, that decide whether the patio is still flat in ten years or starting to rock under the chairs.

We over-build the foundations. We compact every sub-base in 50mm layers. We use proper edge restraints on every patio. We dig footings to the right depth on every wall. We lay drainage where the survey says we need it, even when the client thinks it's not necessary. None of it shows. All of it is the difference between a garden that ages well and a garden that needs redoing in five years.

What to expect when we're in your garden

We'll arrive when we said we'd arrive — usually 8am sharp. We protect the route in (especially if it's through a terrace house): boards across your hallway, dust sheets, a clean exit through the back of the house. We work tidy: tools away every evening, materials stored properly, the bit of the garden we're not working on left clean. We can work quietly: many of our clients work from home, and we can plan noisy work into chunks rather than spreading it across the day.

At the end of the job we walk every corner of the garden with you, write down anything you're not happy with, and fix it before we call it done.

Insurance, contracts and guarantee

£1m public liability insurance, held by Dulwich Building Co. Ltd. We work to a JCT Minor Works contract on jobs over £10,000 — same as our building work. One-year written workmanship guarantee on every job. Five-year structural workmanship guarantee on garden rooms and outdoor structures. Plants get a separate one-year establishment guarantee subject to reasonable care.

The bit we love most

Honestly? The walk-through at the end. Handing a garden back to a family who'd half-given-up on it. Watching a client realise their patio is finally flat, their wall is finally straight, their lawn finally drains, and the whole back of the house finally feels finished. That's the bit that's kept us doing this, and it's the bit that makes us willing to over-build every sub-base and every footing.

How We Do It

Plan first, build properly.

Roughly 80% of a long-lasting garden happens before the first stone goes down. Site survey, levels, drainage, sub-bases. If the foundation isn’t right, no patio in the world is going to stay flat.

Quality materials, sourced properly.

Marshalls, London Stone, Bradstone, Stonemarket. We’ll talk you through what makes sense for your garden, your light and your budget. Honest advice. We’re not on commission from any supplier.

Honest advice on what to use.

Sandstone, porcelain, granite, brick, hardwood. Ipe, cedar, oak. Composite or natural. We’ll walk you through trade-offs in cost, look, and longevity so you can make a call you won’t regret in five years.

What to expect when we’re on site.

We arrive when we said we’d arrive. Usually 8 or 8.30am, earlier if you need it.

We protect anything we’re not working on — paths, lawn, beds, neighbouring fences. Materials get stored neatly off the lawn. We don’t churn up the rest of your garden getting to the bit we’re working on.

We work tidily. Most clients are still in the house while we’re outside, often working from home. We don’t play music on speakers, we don’t make calls on loudspeaker, and we don’t use your kitchen unless you’ve invited us in.
